PYRAMID BROKERAGE COMPANY OF ALBANY, INC. SIGNS 5-YEAR LEASE AT RIVERHILL CENTER:

1201 Riverhill Center Now Fully Leased

LATHAM (March 4, 2004) — First Columbia LLC is pleased to welcome Pyramid Brokerage Company of Albany, Inc. to 1201 Riverhill Center, the former local headquarters of Kaiser Permanente on Troy-Schenectady Road. Upstate New York's largest and only regional commercial real estate services firm has signed a five-year lease at the site.

Pyramid Brokerage, which also has offices in Binghamton, Buffalo, Rochester, Syracuse and Utica, will relocate its 12-person staff from 125 Wolf Road to its new 2,800-square-foot space by the end of the month. The company’s move into the 26,376-square-foot building now means that 1201 Riverhill Center — one of four buildings planned for the 17-acre site — is completely leased.

“The fact that 1201 Riverhill Center is full represents an important step in fulfilling our vision of making this site one of the Capital Region’s most conveniently located business centers,” said First Columbia Partner Deborah Mikhitarian. “In the coming months as our $25 million transformation project continues, we look forward to welcoming an array of businesses, including many of the Albany’s emerging high tech companies.”

In addition to Pyramid Brokerage, other companies based at 1201 Riverhill Center include 1st Advantage Dental (8,500-square-feet). The 40-person business provides an array of dental services ranging from comprehensive general services to specialty services, including implants. Northwestern Mutual Financial Network-Latham (15,000-square-feet) also signed a 10-year lease agreement at 1201 Riverhill Center in December. The company, whose network office serves the Capital Region, Southwestern Vermont and Western Massachusetts, employs 40 financial representatives, 17 associates and 15 staffers.

First Columbia is presently transforming Riverhill Center into a 110,000-square-foot high tech office complex. In addition to 1201 Riverhill Center, other buildings slated for redevelopment on the site are 1203 Riverhill Center (75,000-square-feet), 1205 Riverhill Center (20,912-square-feet), and a new, four-story office tower that will be built at 1207 Riverhill Center (60,000-square-feet).
